The basic tax rate for the construction of new buildings in the state has gone up. As per the new move, the tax levied per square meter on houses in gram panchayaths has been increased from the existing Rs 3-8 to Rs 6-10. In municipalities, the house tax was reduced from Rs 6-15 per square foot to Rs 8-17. Meanwhile, in corporations, the rate has been increased from Rs 8-20 to Rs 10-22. The increase was not mentioned in the budget but came into effect on April 1. With this, the property tax fixed on the basis of the revised rate will increase by five percent every year. The officials of the local body make it clear that there are changes. There is ambiguity as the notification does not clearly mention the applicability to new buildings. Earlier, an order was passed increasing the tax rate of existing buildings by five percent per annum. There will be two types of building taxes in the state with revised tax rates for new buildings; One for buildings constructed before March 31 and the other for those constructed after. Meanwhile, swimming pools, gymnasiums and turfs built as part of houses or hotels will be taxed under their respective categories. Taxes on bunks and roadside shops will be reduced, while tax rates on lodges and hotel buildings will rise. Amusement parks have not seen significant increases. In the case of houses, those having an area of 300 square meters and above are classified as square meters. Tax rates are different for each category. Also, the revised rates for building permits, applications, and inspections were enacted a few days ago. The government is of the view that the tax rates should be revised to avoid the difference in the rates of new and existing buildings. Building tax rates were to be increased by 25 percent in 2018 in gram panchayats and in municipalities in 2021. However, there was no increase due to floods and epidemics. The department informed that the building tax has been increased by five percent considering the demand of the local bodies.
